What the calculator includes

The calculator uses the loan principal, annual interest rate and number of monthly payments. It produces an estimated payment for principal and interest under a level-payment amortization schedule. Each scheduled payment first covers the interest due for the month, while the remaining portion reduces the principal.

The affordability mode reverses the same formula. Instead of starting with a principal, it starts with a monthly payment budget and estimates how much principal that payment could support at the selected rate and term.

Pag-IBIG housing loan rates to test in 2026

Public announcements in July 2026 described three important annual rates. Treat them as planning presets, not a promise that every applicant will receive the selected rate.

Check the date of the rate you use. The July 2026 announcement said the promotional rates were available for qualified applications received through December 31, 2026. Rates, thresholds, eligibility and fixed pricing options can be revised, so verify the latest official terms before making a commitment.

How to use the Pag-IBIG housing loan calculator

Choose what you want to estimate

Select monthly payment when you already know the amount you may borrow. Select affordable loan amount when you have a monthly payment limit in mind.

Compare several loan terms

Calculate the same amount over 10, 20 and 30 years. A longer term may reduce the monthly payment, but it normally increases total interest.

Add room for costs outside the formula

Do not treat the displayed payment as the complete monthly cash requirement. Allow for insurance, fees, taxes, utilities, association dues and home maintenance.

Confirm through an official assessment

Use your preferred scenario to prepare questions for Pag-IBIG Fund. Final affordability, property value, approved amount, term and payment must come from the official evaluation.

How monthly amortization is calculated

A housing loan is normally repaid through equal scheduled payments during a selected pricing period. The standard formula converts the annual rate into a monthly rate and spreads the principal across the number of monthly payments.

Monthly payment = P × r ÷ [1 − (1 + r)−n]

P is the principal, r is the monthly interest rate, and n is the number of monthly payments.

Repricing changes the calculation. When the fixed pricing period ends, a new rate may apply to the remaining balance. The future payment can rise or fall, so a single-rate estimate for the full term should not be treated as a guaranteed lifetime payment.

The ₱950,000 and ₱10 million examples closely match figures used in public Pag-IBIG housing-loan announcements. Small differences may appear because of rounding, timing, insurance or the exact method used for the official computation.

Shorter term or lower monthly payment?

A shorter term normally costs more each month but reduces the number of interest-bearing months. A longer term lowers the scheduled monthly payment, which may improve cash-flow flexibility, but it normally produces a larger total interest amount if the rate stays the same.

Choose a shorter term when

Why your official loan amount may be different

A correct mathematical estimate can still differ from Pag-IBIG Fund’s official result because approval involves more than the amortization formula.

Repayment capacity

Pag-IBIG reviews whether the proposed payment is supportable based on the applicant’s verified information and applicable rules. The calculator does not approve income or automatically determine eligibility.

Property appraisal

The selling price entered by a buyer is not automatically the value accepted for loan purposes. The official appraisal and program limits can affect how much may be financed.

Rate and pricing period

The selected rate may apply only to a fixed pricing period. A different rate may apply after repricing or when the application does not qualify for a promotional or subsidized rate.

Insurance and other charges

The official monthly amount may include insurance or other charges not included in this principal-and-interest calculator. One-time transaction expenses may also affect the cash you need.

Using the official Pag-IBIG affordability calculator

Pag-IBIG Fund maintains a separate Housing Loan Affordability Calculator. It can compute indicative income requirements and other figures using fields such as desired loan amount, gross monthly income, estimated property value, date of birth, preferred loan term and fixed pricing period.

The notice currently displayed on that official calculator says its rates are effective as of January 1, 2024. It also states that results are for reference only, actual loanable amounts may vary after validation and evaluation, and other fees are not yet included.

Does the calculator include mortgage insurance?

No. The calculator shows principal and interest only. Mortgage redemption insurance, fire insurance and other charges may increase the official monthly amount.

Does the calculator include a down payment?

No. Enter the principal you expect to finance. Work out any equity, down payment or amount not covered by financing separately.

What interest rate should I enter?

Use the rate currently applicable to your intended program and fixed pricing period. The presets help with comparisons, but a custom rate is safer when you have an official quotation or current notice.

Can the interest rate change during the loan?

It can change after the selected fixed pricing period ends. Repricing may alter the payment on the remaining balance, so a single-rate full-term estimate is not guaranteed.

Is a 30-year term always available?

No. Thirty years is useful for planning and appears in Pag-IBIG public payment examples, but the term approved for an applicant depends on current program rules and the official evaluation.

Why is my calculator result different from Pag-IBIG’s figure?

The official figure may reflect validation, property appraisal, repayment capacity, the approved rate and term, insurance, fees, rounding and other conditions not included in this simplified calculator.
